Purchasing Process.

Q. Are there any ongoing fees or HOA dues associated with the community?

Yes, there are HOA dues that cover the maintenance and management of our extensive shared amenities–those are still being determined and will be reflected here as soon as we know exact numbers. These include the 12 miles of multi-use trails, preserved hilltop peaks designated as HOA parks, the historic Peacock homestead community space, and ongoing conservation management of our 1,400-acre property. They also cover maintenance for our private streets, landscaping for our gates, and consulting fees for Plateau Land Management to maintain our 1-D-1 preferential tax treatment.

Q. What protections are in place to preserve property values long-term?

Your investment is protected through multiple permanent measures: 90% of our 1,400-acre community is permanently set aside as conservation area. We’re surrounded by Travis County’s permanent conservation land acquisitions, including the 2,427-acre Reimers Ranch, creating over 12,000 acres of protected natural beauty. With only 80 homesites total, exclusivity and privacy are guaranteed. Rigorous and crafted DRC measures have been established for aesthetics, land maintenance, and use of the land. Gated access – security. Viewshed protection by not developing the hilltops, and siting of building envelopes to maximize privacy between homesites.

Pricing and Financial Considerations.

Q. How does the 1-D-1 Wildlife Tax Exemption work, and how do I qualify?

The 1-D-1 Wildlife Tax Exemption allows the land outside of your building envelope to be valued for agricultural purposes rather than residential, dramatically reducing property taxes. All lots within Peacock Preserve already qualify through our community-wide wildlife management and conservation practices—no additional application is needed. The exemption is maintained through the HOA via ongoing habitat preservation and approved wildlife management activities across the conservation areas. Community participation is required, and residents can access Plateau consultants for guidance or support upon request.

Q. Are utilities available and ready for connection?

Yes, underground utilities including municipal water, telecom, and high-speed data infrastructure will be installed and ready for connection when home construction begins in 2026. Site improvements are expected to begin in late 2025, ensuring all infrastructure is in place when you’re ready to build.

Q. Are there preferred or approved architects and builders?

As you’ll see on the website, our consultants have created a thoughtfully curated list of preferred architects and builders for you to use. Additionally, you have the freedom to choose any architect and builder you prefer, as long as they are vetted and approved by our DRC. Based on our successful approach at Preservation Ranch, we believe in giving you flexibility to create your dream home with the professionals you trust, subject to our architectural review committee approval.

Q. Are there specific architectural styles required or prohibited?

While we don’t mandate specific architectural styles, we do require designs that embrace our philosophy of “subtle elegance and modernity” that harmonizes with the natural landscape. The goal is architecture that feels like a natural extension of the land rather than an imposition upon it. Our design review process ensures each home contributes to the overall beauty and character

Q. Can this land ever be developed in the future?

No. The conservation areas are permanently protected through conservation easements and Travis County’s committed conservation acquisitions. As we like to say, Peacock Preserve represents “one of the last opportunities to own property in this region” precisely because future development is highly unlikely due to these permanent protections.

Long-Term Investment Considerations.

Q. What future development is planned in or around the community?

No future development is likely in our area due to conservation protections, which is exactly what makes Peacock Preserve so special and valuable. The most up-to-date planned addition to the area is a new Lake Travis ISD high school opening in 2027, located conveniently just down the street from our entrance, adding educational value without compromising our natural setting.
